A1. At the moment six major cities in Turkey are covered : Istanbul, Ankara, Izmir, Adana, Bursa and Kocaeli.
Q3. Any future plans for covering other cities in Turkey and having one index for Turkey as a country in general ?
A3. Yes, currently other cities' data have been collected to create a meaningful index and we are also working on a country level index.

A heat map is a graphical representation of data where the values taken by a variable in a two-dimensional map are represented as colors. INDEXFocus - Turkey heat map shows SALES or RENT median prices per squaremeter data for 6 major cities of Turkey.
Q6. What is the meaning of colors?
A6. Higher values are represented by red color and smaller values by lighter green. Average price range is displayed in yellow.
Q7. What is the meaning of the balloons on the heat map?
A7. Balloons display latest 3 months' sales or rent median range in new Turkish Lira per sqm. Arrows next to numbers do reflect the value change as up or down.

Q8. What is AVM?
A.8. It's a service that can provide property valuations using mathematical modelling combined with a powerful database. AVM calculate a property's value at a specific month by analysing values of comparable properties in a given district.
Q9. How does AVM ( Value a Residential Property) work ?
A9.
1. INDEXFocus - AVM looks at historical house price movements and user inputs (i.e. number of rooms, floor number, etc) to calculate the Sales or Rent value of a property.
2. It includes an indicative market value for many residential properties in 6 cities and comparable Sales or Rent analysis of similar properties.
Q10. What does 'Price Range' tell?
A10. It tells the price range of similar properties with the same attributes in that specific district.
Q11. Why did I receive 'Not computed due to lack of data quantity' message ?
A11. There may be two reasons for this message:
1. Not enough data set that matches your criterias.
2. Number of the rooms should be consistent with the size of the property as shown in the below table:

Q12. I got a 'Please select maximum 2 Compare items' message - What does it mean ?
A12.At a given time only two indicators can be compared.
Q13. Is there any selection rule ?

Yes, the rule is :
1. if you select one item in option (City or District) box, then you can only select upto 2 indicators in the Compare Box or
2. if you select more than one indicators in the option box, then you can select only one item in Compare Box.
Q14. What is the meaning of Compare Box Items ?

1. SALES and RENT Index:
REIDIN.com's own Real Estate Indices. Both indices are monthly time series with data covering six major cities and their main districts in Turkey, including Istanbul, Ankara, Izmir, Adana, Bursa and Kocaeli. The data set includes existing single-family houses that are either currently or previously occupied. Sales or rent median prices per square meter in corresponding data sets are used to calculate the indices.
2. Media Sales Price (TRY/sqm) and Media Rent Price (TRY/sqm):
a. Sales or Rent price median series of listed properties for sale or rent in a given area and time period (i.e. Kadikoy/Istanbul, May 2008) are constructed into the calculations. If all sales/ rent activities in a given area and time period were sorted by their price, the median sales/ rent price in each period forms the median price series. This measure is more accurate and different than to the average sales/ rent prices, as average price consider only the values of all sales/ rent activities, whereas median prices consider all sales/ rent activities but are not affected by extremely high or low values.
b. REIDIN.com calculates median prices for each of six cities and their regions.
3. Yield Index:
Index methodology represents the yield changes for each geographical area. Calculations are based on the ratio of rent and sales medians throughout the month of those regions. The Index is set at 100 starting at the beginning of January 2008.
4 .Estimated Yield:
Return calculations based on the ratio of rent and sales medians throughout the month of those regions.
Q15.Why some sections and data sets in the result page are displayed as '*' during the free trial account?
A15. Unfortunately Free Trial accounts do have limited access to INDEXFocus Databases. You need to be a subscriber to view entire data sets and enjoy the full benefits of the service.

1. Payback Period: The payback period, defined as the expected number of years required to recover the cost of the asset (the selling price of a property), is the oldest formal method used to evaluate properties. To compute a property's payback period, simply add up the expected cash flows (monthly rents of a property) until the amount initially invested for the property is recovered.
2. Yield(Return): The annual rate of return on a property investment, expressed as a percentage.
3. Nominal Yield: Yield unadjusted for inflation.
4. Real Yield: Yield adjusted for inflation.
